Taxes are not inexpensive....home prices are lower, which I guess makes out of pocket taxes lower, because no one wants to live in PA.  I'm in PA, 1700 sq ft home, with a 3.5 car garage and under roof carport between house and garage, very large lot. This home in Lumberton would be $300ish, I may get 150K when I sell. 

There are several insurance companies that won't even insure homes in PA, but when you do find one, (Goosehead is great), they won't cover windstorm, your agent gets that from the state.  I pay right under 4K a year to insure my home, including flood. The house has never flooded, but this is my childhood home and it has always had flood. You never know in PA when the pumps might not work......In Lumberton ) paid less that half of that for home insurance. FYI, Hardin county auto insurance is less than Jefferson county.....

You add in the crime rate of PA...........not ideal for someone wanting to retire.......IMO

oh, and if our healthcare is so good, when someone has a serious illness, why does everyone recommend going to Houston🤷‍♂️

I wouldn't recommend this entire region as a retirement destination 🤷🏾‍♂️ 

My retirement destinations are very much North and West of this region (past I-35) almost out of this state.

I actually love the location of PA.....I was born and raised here. I love the water and proximity to Houston/Galveston/New Orleans and Austin.....

There are just too many things I don't like

Yes, there are some really cool houses that are undervalued compared to the surrounding area. Most of your main insurance companies won't write home policies in PA, and the ones that do are twice what you would pay in Hardin County.

I agree with that. Coastal counties are insurance challenged, and that includes Chambers. Co. too. I am "high and dry" with good elevation but some insurance companies wont underwrite Chambers Co. at all. We have been able to work around it with other companies, though.  I believe highly rated Kin Insurance covers any home in TX.

I went and got a quote from KIN,

$4322

standard deduction - 5K

Hurricane/wind - $15,550

Personal Property $77,780

Replacement cost $311K

OR......

$5971

Standard Deduction $5K

Hurricane $6220

Wind/Hail $15,500

First, I don't understand on the more expensive policy how they can separate Hurricane at $6220 and Wind/hail at $15,500....Most hurricane damage IS wind.....so, that is a law suite waiting to happen.......

This, plus flood and property tax is why Port Arthur is expensive to live,.

I spend lots of time on sabine, but I'm perfectly content to drive through PA without stopping on my way. I did probably 50+ ridealongs with @tvc184 back in the day and didn't see a single neighborhood that I thought i'd want to live in.

Yep. I lived in some of those neighborhoods close enough to walk to Edison Middle School. They were pretty bad then. Now it's even worse...
